To My Listing Clients...

To save time and get our property on the market as quickly as possible, here is a check list of items I will need or ideally would like to have to prepare for marketing.  You might want to check your files and get as many of them as possible together ahead of time, but don't be concerned if you don't have eveything.  Some items are essential, but otherwise this is a "dream" list of everything that might be useful.

  • Plat of Property, and subdivision if available
  • Copy of deed (for legal despription)
  • Two keys to the property for one original that can be copied accurately)
  • Loan balance, interest rate if known, monthly payment (and if PITI or PI only)
  • Name/address/telephone number of Homeowners Association Treasurer (for dues purposes)
  • Monthly average of utilities (electric, gas, water, garbage)
  • Property tax ID number and amount/year
  • Copy of any residential warranty which applies (Builders, Weiland, etc)
  • Copy of Subdivision Covenants
  • Any items of interest regarding Community/Subdivision(Newsletter?)
  • List of items you consider to be"features" (the things that caused you to buy)
  • Copy of any recent appraisal
  • Property photographs(garden,flowers, before/after renovations,etc.)
  • Copy of Homeowners Association directory (for mailing purposes)
  • Floor plan of home, if applicable
